### Et si l’environnement de travail répondait au défi de la grande démission ?

En mars 2022, 42 000 ruptures conventionnelles étaient signées en France contre 37 000 avant la crise, soit une augmentation de +15%. Une crise de sens généralisée et un désir de réinventer sa vie font démissionner en masse les collaborateurs des organisations. Et ceux qui restent sont moins engagés au point de parler de “démission silencieuse” (ou “quiet quitting", terme popularisé par TikTok).

En sus de cette alarme, le télétravail aggrave la situation en portant atteinte à la santé, à la productivité, à la créativité, à la cohésion, et à la production même du travail. Il y a donc urgence, car sans travailleur, l’organisation n’est rien !

A cette crise inédite, les nouveaux espaces de travail apportent justement des réponses de fond. Effectivement, 87% des dirigeants confirment que le bureau a un impact sur l’image de leur entreprise, et 81% que les aménagements faciliteront leur attractivité. Et selon une étude de Leesman, les 10% des bureaux les mieux notés voient 90% de leurs collaborateurs vouloir y revenir.

Pourtant, la tentation de réduire les surfaces des bureaux et d'appauvrir ainsi les espaces de travail reste forte comme le montre un ratio de flex passé depuis la crise de 0,8 à 0,67 (postes par employé) . Ce désir de réaliser des économies foncières risque ainsi d’empirer la situation.

La proportion de nouveaux espaces (repos, collaboratif informel, etc.) s’est pourtant accrue de 20 à 50% depuis la crise. C’est donc tout l’inverse qui s’impose : un enrichissement des espaces et une transformation positive des espaces sont possibles afin de leur redonner leur pleine puissance au bénéfice des organisations et des employés.

3 ans après une étude marquante publiée fin 2019 sur les espaces de travail, la Fabrique Spinoza, le think-tank du bonheur citoyen, en partenariat avec Factory l’agence de recherche et de création de lieux, réinterroge post-covid la révolution spatiale en cours et examine 8 grandes mutations susceptibles de répondre aux défis immenses posés par les deux grandes démissions : la grande et la douce.

#### #1 Une tendance vers des 'bureaux santé'.
Parce que les collaborateurs sont malmenés depuis 2 ans par une “perma-crise”, les bureaux peuvent être maintenant pensés pour la santé voire l’épanouissement des collaborateurs

#### #2 Un 'activity-based office'.
(c’est-à-dire conçu selon les activités) de surface égale.
La conception des espaces en fonction des tâches réalisées par le collaborateur apporte des bénéfices majeurs. Elle est maintenant devenue non négociable et requiert de ne pas diminuer (significativement) les surfaces

#### #3 Des transformations spaciales 'miroir du travail'.
Les transformations des espaces se font de manière symétrique avec celles du travail lui-même. Les espaces sont à la fois déterminés par les mutations du management, ET les déclenchent

#### #4 Un impératif 'convivialiste' de création de lien.
Face à la perte de cohésion, une nouvelle responsabilité incombe maintenant aux espaces, celle de favoriser les liens, entre collaborateurs, avec l’organisation, mais plus largement vers le quartier, voire la planète

#### #5 Une hyper-digitilisation des espaces de travail.
Gagnés par une numérisation croissante, les espaces s’hybrident via un large panel d’Apps et de services, devenant un “espace de travail augmenté” qui dépasse largement le simple espace physique

Parce que le vivant est bon pour l’être humain (+17% de productivité, – 8 à 12% de taux de mortalité), le design inspiré de la nature est une réponse globale aux enjeux des espaces de travail, et peut être complétée par le sensible, l’art au travail

#### #7 L'aménagement de nouveaux espaces, un travail à haute technicité.
Ces vastes mutations des espaces nécessitent aujourd’hui de multiples expertises (design, zoning, conduite du changement, écoute émotionnelle), au point de parler “d’espaces accompagnés” ou de “smart offices”

#### #8 'Future is now'.
Le travail de prospective des espaces de travail montre des accents futuristes déjà à l’œuvre : Intelligence Artificielle, espaces nomades redistribués en hubs, etc.

At the end of 2019, the real estate market kickstarted its regulation independently to the health crisis. Indeed, a significant dichotomy between the offering and demand was compromising the relationships between landlords and tenants. This led to an important impact on the speculation regarding the values of transactions and weak support measures; mostly the agreements that bared a risk mainly affecting the users. The lessors settled for, upon the recommendation of their suggestions, the legal minimum. Overriding some regulations, the execution of a rent bidding war has unfolded before our eyes. Our clients therefore find themselves signing leases baring the full weight and responsabilities.


### And now?
It’s been nearly a semester since going back to work has been able to be put in place in a more or less affirmed manner. The office is at the heart of debates for a good few companies. YES, they have good days ahead. Companies have witnessed the importance of this tool when it comes to their functioning, productivity, team work, social and societal role.
Our relationship with our place of work has completely shifted. The precept of the assigned office has been overall questioned.

The tendency aiming to increase the appeal and quality of collective spaces has accelerated. The collective is at the heart of new expectations. The office is therefore the centrepiece of the good functioning of any organisation. Incidentally, some people, in reaction to this shift and for economic reasons, have bet on a 100% home office. The vast majority of these innovators have come back to this conviction, for a more hybrid organisation.

### Balanced out relationships.
After an observation period, the real estate market maintains a certain dynamism even though the transaction volume is below that of previous years. Dignitary signatures have been made official in the last few months, mainly regarding high quality assets. Admittedly, we go to the office less frequently; when we do, the experience must be stronger.
When it comes to the economic component, we can witness a substantial increase in the support measures, multiplied by 2 and even sometimes 3 depending on the sectors in comparison with the numbers in 2019; it’s an ephemeral plaster to ensure high revenues for the lessors in the next few months.

What about the readjusted funds tendency regarding lease values? To this day, we can safely say that it is effective! In relation with the economic context; the regulation of the market prices is initiated, mainly on the ‘active’ assets, standard services (between -3% and -8% of the annual rent); a lever to try make a difference on a market where the offer is available and skyrocketing. Finally, because users can find again a requirement on available assets. It is not longer necessary to rush into the decision making.

### Now, you've got the power !
At the end of 2020, the user becomes once again the main actor on our market. The keys of reading have fully evolved.

The current context imposes lessors to go back into taking into a consideration the expectations of the final users. Whether it be on the financial, technical and offered services aspect but also the contractual aspect – each professional provider enriches its approaches and offerings. All the better! This method is complemented by the proactivity of the service agreement providers, these lessors 2.0 that have perfectly understood the importance flexibility; but often at incoherent rates! The border between these two professionals is shrinking with a fresh perspective full of interest: these classic lessors are now offering flexible leases, without the savoir-faire of their professional lessees. On the contrary, the stakes of economic recurrence push some service agreement providers to become providers solely dedicated to the lessors. What will the impact on the final user be?

Transparency therefore still isn’t the watchword on our market. A marketing fort is still being deployed by professionals in the real estate sector. However, finally, the market works in our favour and users have the opportunity to become once again the main actors of the transformation that the real estate market must carry out; no matter the sought after solution (classic lease, flexible lease, short-term lease, etc), you hold in your hands the keys to a successful real estate project. Independent consulting, token of transparency, expertise and performances will significantly contribute to the success of the operation. The user has been an accomplice in the real estate bubble in the past few years; do not underestimate your influence on our market!

The launch of the brand FRAIS

The hybrid business and lifestyle magazine: The Good Life is a magazine that looks at the world in 360 °. The inspiring and sustainable new living space Metafore was featured in their column The Good HQ. This project was carried out in partnership with the interior design agency RMGB. We have carried out on 700 m², 6 meeting rooms, brainstorming, catering, informal meetings with a polished and refined design.

### The eco-friendly seminar.
Everything has been thought out to stick to a “responsible charter”. The wood is treated naturally, the paint is algae-based, the wooden pencils replace the ballpoint pens, the highlighters are made of cardboard, the flipcharts give way to screens, the carpet is made from recycled fishing nets… And, in the brainstorming room, hidden behind a bookcase, the benches are lined with old carpet, which serves as insulation. Maxime Besson-Vivenzi, our guide for the occasion, assures us: “our only waste is paper towels … compostable!” 


### A star chef at the oven.
The two founders of Metafore not only offered a more welcoming place than a windowless room with impersonal decor in the bowels of any hotel, they also thought of the plates of the guests. To fill them, they called on Stephane Laruelle, starred for 12 years at the restaurant Le Chiberta with Guy Savoy. Its menu is made from “products from sustainable, local or 100% organic agriculture”.


### Metafore, the creation of a new model?
The “stays” are customizable. A customer can reserve one or more rooms, for one or more days, and, depending on their needs, the Metafore teams offer them several options.
The space, which has existed for less than a month, welcomes many customers. A large group has already booked the entire La Boétie Metafore – yes, it is possible! – for two weeks in November. Proof that the concept was expected by companies … Building on this first success, Maxime Besson-Vivenzi is already imagining the brand’s second address … The Parisian-chic seminar could become the next real estate phenomenon to follow closely.

Metafore featured in The Good Life

Office Inspiration is a platform that brings together all the most beautiful offices around the world. The emphasis is on exceptional office, coworking and workshop spaces. This week, the M. Mustache offices were published on the website. Completely renovated and furnished by Factory, we have created a warm and authentic space for this pretty French brand of new vintage shoes.

### An atypical place.
PFor its new offices, the French company has acquired an unusual location. A large space of nearly 380M 2 like an old liner from the 70s. Our architects were able to have fun and give free rein to their creativity to play with the specificities of the place, especially a rounded design.

### A multi-fonctional place.
The main challenge of this project was to bring together in the same space the three organizations of the company: an office part, a living space and a showroom. The teams thus have all the keys to work in the best possible conditions. Each pole has its own space, adapted to different needs. There is therefore a creative workshop, a storage space dedicated to stocks and boxes, 2 B2B and B2C showrooms also serving as meeting rooms. The cafeteria and relaxation lounges allow teams to meet in a more relaxed and less formal setting. Each of the spaces is delimited by sets of parquet floors, leathers, carpets and PVC which organize the space without closing it off.

### A new vintage spirit.
The M.Moustache company is differentiated by an assumed new vintage style that we wanted to transcribe in the place. The color palette takes up the brand’s graphic charter with blue, but also the seventies side of the place supported by orange. In terms of furniture, the choices turned to a mixture of carefully selected pieces and other more modern pieces. A perfectly controlled balance for offices that will age well.

Factory was chosen to set up and adapt La Piadineria, an Italian “fast-casual” restaurant concept, on the French market. After nearly 200 openings in Italy, it is now developing its French concept under the La Piadina brand. French Food Capital was chosen as the reference partner to develop it. The firm is now celebrating its 4 th opening: La Piadina Carré Sénart.

### Adapting to the French market.
The project started with a detailed analysis of the Italian and French markets. The exploration of major trends has highlighted the need to offer a more premium and modern place to promote adaptation in France, while keeping the richness of Italian culture and food.

Our goal is to provide consumers with a unique experience by placing the brand, its philosophy and its history at the center of the customer journey. All the graphic design has been chosen with a view to highlighting the richness of the Italian products, the authentic, traditional and rustic side of the brand.

### Concept development.
It was essential to develop a visual concept placing the product in the center of the place. The keywords that guided the development of the graphic language were fresh, home-made, gourmet and traditional. Several elements have been made in this direction: on the posters, we find the list of all the ingredients as well as their origins. The product is visible everywhere: on hand painted frescoes, on large wall posters. The traditional side is reflected in the choice of visuals, especially in the black and white posters of an Italian grandfather, as a symbol of transmission. The artistic direction of the brand’s photo shoots has also been entrusted to us to bring a touch of freshness to the place.

Finally, a more educational dimension is found in all the informative signage. We import a product that the French do not know, and which must therefore be explained. We have therefore developed a glossary poster, flyers and menus.

### A collaboration.
At Factory, creativity is essential to transpose the identity of our clients into an iconic and differentiating space. Our methodology favors a design towards the final feasibility of the project and the respect of the given constraints. We had to adapt to an already existing architectural design, working in close collaboration with Italian architects. A number of constraints arose (height of the walls over 3m, predefined plans, etc.) to which we had to adapt.

A challenge raised for Factory, which takes pleasure in seeing the franchise develop with this 4 th opening in Ile-de-France.

The reveal of the new concept Piadina France

Groupe VYV, 1 st mutualist player in health and social protection in France, will leave its current premises in the Montparnasse tower to create the “common house” of all the group's entities.

Beyond the technical aspects, this project will constitute a new springboard for the group in the evolution of working methods, in the perception given, in the experience provided, but also in the dimension of “forming a group” to contribute to its major ambition: to go further in support as an entrepreneur of better living. Groupe VYV chose a 10,000 m² building in the heart of Paris, delivered in 2021, as part of a BEFA.

### Our mission.
In order to support Groupe VYV in its ambition, Factory intervenes in 4 stages:

- Assist the group in signing the BEFA,
- Co-construct with the group’s employees their new workspaces in collective intelligence,
- Design agile and sustainable workspaces, meeting the group’s transformation needs,
- Provide the technical interface with the lessor, by putting our expertise at the service of Groupe VYV to optimize the cost of project implementation and operation.

### The project.
Building a project is an exciting experience. Between the experiential advice, the know-how of the technicians, the creativity of the designers and the vision of the end customer, our job consists in channeling all our energies in the service of the good execution of the final project.

Our expertise is based on a mature methodology where listening and understanding organizations are essential to define the correct specifications of the project. We have organized several workshops aimed at better understanding these objectives.

First of all, employee satisfaction surveys have enabled us to better understand each other’s expectations. We then conducted qualitative interviews with management and elected officials, followed by the organization of a one-day seminar. Finally, the facilitation of collective intelligence workshops enabled teams to reflect on needs and expectations, by bringing out new ideas.

This project is above all a human project, reinforced by the current context, where many reflections on the work environment and new uses are emerging.
